Pythia Location Intelligence provides location-based information — natural-disaster and climate risk (flood, wildfire, earthquake, and multi-hazard), nearby public schools, and neighborhood demographics — for US addresses and ZIP codes, via API and Model Context Protocol endpoints. It is an informational data and analytics service only.
All risk levels, scores, school information, and demographic figures are informational and may be inaccurate, incomplete, or out of date. They are not an official flood determination, a survey, an appraisal, an insurance assessment, or investment, lending, or housing-eligibility advice, and must not be used to make eligibility decisions about any individual. Verify with the relevant official source (e.g., a FEMA flood determination, the school district, a licensed professional) before acting. You are solely responsible for decisions you make.
Use the service lawfully. Pythia analyzes places, not people, and may not be used to make housing, credit, insurance, or employment eligibility decisions about any individual. We may suspend access for misuse.
Pro subscriptions are billed monthly via Stripe and may be cancelled anytime, effective at the end of the billing period, at /manage. API keys and OAuth tokens are personal; do not share or resell access. We may rate-limit or suspend keys for abuse.
Data is sourced from public US-government datasets (FEMA, USGS, USDA Forest Service, NCES via the Urban Institute Education Data Portal under ODC-By 1.0, and the US Census Bureau) and is provided "as is" without warranty of accuracy, completeness, or availability. Pythia is independent and not affiliated with or endorsed by any government agency.
To the maximum extent permitted by law, Pythia's total liability is limited to the fees you paid in the preceding three months. We are not liable for decisions made using the service.
We may update these terms; continued use after changes constitutes acceptance.
